Here is how Windy uses the sports schedule magnet to follow up with her leads!
Step 1: Order Sports Schedule Magnet
Order your favorite team’s schedule on a magnet & the corresponding mailing envelopes (they should say “Sports Schedule Inside!”)
Windy uses "Magnets USA"
Step 2: Launch an Ad
Set up a “Custom Lead Ad” in StreetText using a photo of the calendar (once you receive them)
Step 3: Add tags to automations
Once your ad is live, add some tags in your StreetText Automations to indicate that these leads are looking for a calendar!
Windy added “Raider/VGK Calendar”, “Y_import_retargeting”, and “Y_import_seller” to her automations so when the lead filters into her database, the tag will be there too.
Step 4: Send Text & Email to Leads
MOST of the leads that come in will have just email and phone, so once they come in, send a text AND an email with a template like this:
"Hi [NAME]! Thank you for requesting a Las Vegas Raider / Vegas Golden Knight's magnet calendar. If you could send me your address, I will get yours in the mail ASAP! If you or know anyone needing ANYTHING real estate, I'm your girl! - Have a great season! - Windy w/ LVsweetHomes Realty"
Some will choose to fill out the Home Valuation Form that you added to your ad, so if they do, send them a Text AND an Email like this:
"Hi [NAME]! Thank you for requesting a Las Vegas Raider / Vegas Golden Knight's magnet calendar. I will get yours in the mail ASAP! If you or know anyone needing ANYTHING real estate, I'm your girl! - Have a great season! - Windy w/ LVsweetHomes Realty"
💡 Tip: Personalize this even more and make it your own! Don’t just copy and paste this script.
Step 5: Send the Calendar
Once you have their address (which almost all of them will provide!) send them their calendar!
Windy made a custom insert to include in her envelope with her business info on it (click here to use her template)
You could also use your business card as an option!
Make sure you also send them a quick note letting them know you’ve got it!
Ex. “Awesome thank you! Going in the mail today!”
Note: Once you have sent the calendar, add a NEW tag indicating it's SENT to each lead.. otherwise, you may lose track!
Optional - Homebot and/or Follow Up Boss Users! These next few steps are recommended if you use one of these services!
If you use Homebot or similar services, Windy recommends pulling up a tax record search on their address to see if they’re a homeowner.
If they own their home set them up on Homebot and let them know. If they don’t set them up on the “keep in touch” action plan.
Follow Up Boss
In Follow Up Boss, update + add the lead’s address in the address section, switch stage to Seller or Active Renter, change the source to StreetText, and add a task to send a follow-up video in a week.
Or, follow similar steps within your other CRM - the key is to follow up with them again in a week!
In a week, reply to them with a follow-up video via text or email (depending on how they communicated with you when they sent you their address.)
Set up more tasks in your CRM to keep up with them - here are some ideas from Windy:
Mid sports season: Call and chat with them about the season and build a relationship. Send them a quarterly market update, then a holiday card, drop-by’s etc.
Next season, go back to step 1, search all the people you tagged with your calendar Tag, and send them an updated calendar!
Note: In addition to running this Ad, Windy sends these schedules to a number of other places: Her SOI, Current Clients, Past Clients, Friends, Family, and drops some off at local sports bars/clubs. You may want to order 2000-3000 copies if your budget allows, so you don’t run out!
