Know when a lead needs you: the ST_Needs_Agent tag

When Julie promises a lead something only you can do, StreetText tags the lead ST_Needs_Agent in StreetText and Follow Up Boss so the follow-up doesn't slip.

Written by Stephen Whiting

Julie answers your leads around the clock. Sometimes a lead asks for something only a person can do, like sending a list of homes, booking a showing or calling them back. When that happens, StreetText adds the tag ST_Needs_Agent to the lead so you know to step in.

When the tag appears

After Julie sends a reply on her own, StreetText checks the conversation. If Julie promised something a person has to do, or the lead asked for something Julie can't do, the lead is tagged ST_Needs_Agent within a couple of minutes.

If you use Follow Up Boss, the same tag is added to the contact there. Your other Follow Up Boss tags are left alone.

Find the leads that need you

  • In StreetText, filter your Contacts by the ST_Needs_Agent tag.

  • In Follow Up Boss, use a smart list or action plan on the ST_Needs_Agent tag.

When the tag comes off

The tag comes off on its own, in StreetText and Follow Up Boss, as soon as a person texts the lead. That means a text you send from Conversations, the StreetText app or the Follow Up Boss Inbox, or one of Julie's drafts that you approve.

Julie's own replies and your automations don't take it off, so the reminder stays until someone actually follows up.

You can also remove it yourself:

  • Remove it in StreetText, and it comes off in Follow Up Boss too.

  • Remove it in Follow Up Boss, and it comes off in StreetText too. Julie won't add it back for the same request. It only comes back if the lead asks for something new that needs you.

Who gets it

ST_Needs_Agent works for any account where Julie replies to leads on her own. We're turning it on for selected accounts first. If you'd like it on yours, reach out to our support team from the chat in the bottom-right corner of your dashboard.
