This is what I do within a few hours of submission (if possible):

 

STEP 1: Send email with the estimated home value as soon as possible that says:

"Hi _______,

I have researched the properties that are active or have sold in your neighborhood over the last 90 days. Depending on the condition of your home, it would likely sell around $175k-$196k (or likely higher based on upgrades/updates). You have a home in a hot market with nothing for sale like yours right now, and could likely end up with multiple offers over list price. Since prices in that area are so diverse, I would love to come take a look so I can give you a more accurate value of what I could sell your home for. If you will let me know a good day and time, I'd be happy to stop by...even if you aren't ready to sell, simply having that information is always helpful."

STEP 2: Send “Checking In” BombBomb Video

STEP 3: Mail the “3 Reasons to Sell Now” letter in a handwritten envelope with business card included:

Hi, I hope the information I emailed was useful. I’ve had many people reach out recently about selling their home now versus waiting, so I typed up this little FAQ list that will hopefully help.If I can do anything to assist or answer any questions, please let me know!

 
FAQ: Here are 3 reasons listing your home for sale now makes sense. 

1. Demand is Strong

The latest Report from the National Association of Realtors shows that buyer demand remains very strong. These buyers are ready, willing and able to purchase... and are in the market right now! Take advantage of the buyer activity currently in the market.

2. There Is Less Competition Now

Housing supply is still under the 6 months’ supply that is needed for a normal housing market, meaning there are not enough homes for sale to satisfy the number of buyers.However, additional inventory will soon hit the market, with homeowners now seeing a return to positive equity as values have increased. Also, new construction is projected to increase, reaching historic levels by 2017.Put your house up for sale before this additional competition comes to market.

3. The Process Will Be Quicker

One of the biggest challenges of the housing market in recent times has been the length of time it takes from contract to closing. There are less mortgages processed during this time, so you will save time waiting for your buyer to be approved.

Also, soon there will be more inventory, meaning it will turn into more of an even market, which is helpful for buyers in the next few months.

STEP 4: They are put on a 5-week email campaign that is sent automatically through Street Text  (these emails can be obtained through contacting StreetText @ [email protected])

STEP 5: That is the final step in my process of complete submissions. If the email address is incorrect, I still send the 3 Reasons letter, with the following written on the back of the envelope to hopefully intrigue them a bit:

Hi, your email bounced, but your Estimated Value is $###-$###.
